Blue Ridge Mountain-top Golf-side Community Development Investment

MountainTop Community is home to 7 residences whose home values range to approximately $500,000. The sale will include 16 platted homesites with several more potential inclusions to be determined. Several of the platted lots have grandfathered health department septic permits; water and septic services are developed on a per-lot basis, although city water and sewer lines are within a mile and could be made available at a future developer’s expense.


All lots carry deeded Covenant obligations for maintenance expenses managed by project developers. While there is no official Property Owners Association per se, the community has nonetheless been operating with Covenants and Restrictions that include Architectural Guidelines. 

Geography

From a marketing perspective, MountainTop is in one of the most desirable of regional locations and destinations, the mountains of NW North Carolina.  Locally, the property is away from the bustle of bigger area towns and top attractions yet close enough to obtain the essential needs and pleasures of living.  Unlike many other mountain residence sites located up long drives and steep hills, the topography of MountainTop is very agreeable both on foot and by car, and house sites are very amenable for building.

While the property does not have a formal POA, each lot owner has a deeded obligation to abide by the rules of the original covenants established when the community was first created. Generally speaking, the POA Covenants frame aesthetic and environmental preservation issues, and there is a fair amount of flexibility for future variations to occur.

Mountain Glen Golf Course is a public 18-hole course that receives consistently high marks and attendance.
